Start with the operating problem.
Dense urban areas can leave dog owners without safe enclosed exercise space, while developers and landowners hold underused or meanwhile-use sites. The opportunity is to connect those needs through a managed, bookable format that can be installed without committing the land permanently.

Move the opportunity through the handoffs.
Three practical stages kept the commercial requirement connected to delivery.
Start with a real customer problem
Turn Rafael's experience of finding safe urban exercise space for his own dog into a clear proposition for dog owners, developers and landowners.
Connect hardware and software
Combine igloo connected-access hardware with a booking and operating-software partner to create an unattended customer journey from reservation to secure entry.
Build an AI-assisted property pipeline
Create a targeted research and outreach engine for finding and approaching local developers, landowners and partners with potentially suitable urban sites.
Outcome and current stage.
The proposition, brand, website, connected-access model and developer-outreach engine are ready to plug into a suitable site. The current focus is securing the right urban location for the first deployment.
From personal frustration to a commercial proposition
OffLead Space began with Rafael’s own experience of trying to find a safe, enclosed place for a dog to run in London. He shaped that personal problem into a proposition for another group with an unmet need: developers and landowners with underused or meanwhile-use urban space.
The concept connects igloo smart-access hardware with booking and operating software so customers can reserve a session and enter securely without permanent staff on site. A targeted AI-assisted outreach engine supports research, qualification and contact with local property developers and potential site partners.
Ready for the right first site
The proposition, brand, website and technology route are ready to plug into a suitable location. The next milestone is securing the right urban site and turning the prepared operating model into its first live deployment.
Experience another business can use.

Relationship, role and relevance.
What stage is OffLead Space at?
The brand, proposition, website, access model, software route and partner-outreach capability are in place. Rafael is currently searching for the right first urban site.
What does this case demonstrate about Rafael's approach?
It shows how he moves from a first-hand problem to a structured proposition, connects hardware and software partners, builds the commercial operating model and uses AI to accelerate targeted business development.
